Is selling your house really that difficult? One might say that it is even more difficult than buying a house as there are a number of aspects that must be taken under consideration. It takes a significant amount of time and a lot of patience. But what steps can a person take to make this process easier? If planned wisely, it can actually be quite easy to sell your house at your desired price. Here is what we think you should do:

Renovation

Renovation of a house if extremely important. When a potential buyer enters the house, he/she must be attracted by the apartment’s overall features. If the first impression is bad then it is very unlikely that the buyer will even consider buying the house. Renovation is especially important when the owner or renters have lived in the house for quite some time. The walls must be painted with a decent and appealing colour, the kitchen appliances have to be cleaned and the owner has to make sure that all the electrical appliances function properly. When a potential buyer enters the house, he/she must be able to envision themselves staying there and only a beautiful house will be able to do that.

 

Set an Appropriate Asking Price

This is a crucial factor. The first thing a buyer considers when buying a house is the price. The price must be appropriate in comparison to the location of the house along with its size and features. If a house is over priced then it will fail to attract a significant number of buyers. If it is underpriced then the deal will not be beneficial for the seller at all. In order to set an appropriate asking price for the house, the owner first has to consider the market price. Every area has an approximate price per square feet set for the apartments. The owner has to make sure that the overall price set for the apartment is in accordance with the price per square feet rate.

 

Location

A buyer’s decision of buying a house depends on his/her financing sources including savings. The price of the apartments, on the other hand, depend on its location heavily. A large house in a location where amenities are available usually is sold faster than a house of the same size in a remote area. A location is ideal when hospitals are close by, well known schools are nearby, when the area is neat and visually pleasing. These features will also hike up the price of the house. However, there is a paradox here. A medium sized house of, say, 1200 Sft. is more likely to be sold in the desired price of the owner than a huge house of 3000 Sft. Why is that? Because the price of the larger flat is a lot higher than a small or medium sized apartment. Not a lot of people will be able to afford the larger one. In that case, the owner of a larger house might have to take his/her price down a notch in order to attract buyers.

 

Proper Marketing

Nowadays everything is online based. It is so much easier and faster to buy and sell things online. Like other businesses, real estate is also starting to attract buyers and sellers online. Obviously, a buyer would also visit the house he wants to buy in person but the online presence of a house influences that decision a lot. When the house is well decorated and pictures of a house is professionally taken by a photographer then the house is more appealing to a potential buyer. Real estate agents can assist a seller to make their house more attractive to the buyers by building up the online presence of the house. However, the owner can arrange this himself/herself. The main goal is to make more people know that there is a property available for sale. Social media is a great platform to do that as it helps to network with more people. Well lit pictures of the house uploaded on social media along with a description of the amenities available can really speed up the house sale. However, there are fraud buyers and sellers as well. So, people have to make sure that the social media account or page is authentic.

 

A Good Real Estate Agent

Although it is not absolutely necessary for a seller to hire a real estate agent to sell his/her house but it does make the job a lot easier. A good real estate company can advertise the house in an efficient way and has a lot of connections. This can make the whole process of selling a house go much faster. Apart from that, someone in the real estate business will also be able to help the owner to set a price for the house as the agent will be aware of the market price. However, there are also some real estate companies who are not authentic. Hiring a real estate agent who is potentially a fraud can have serious consequences. So, a person must verify if the real estate company is actually an authentic one. An individual can check the company’s website, its social media pages and also its review in order to know about its authenticity.
